LEED was developed by the U.S. Green Building Council (USGBC), a non-profit composed of leaders from every sector of the building industry working to promote buildings that are environmentally responsible, profitable and healthy places to live and work.

Our LEED consulting service supports our client’s goals and allows their team to focus on the project at hand. SEP works closely with the project team and provides assistance as needed to research and implement LEED prerequisites and points. Individual members of the project team are usually focused on designing and constructing the building. SEP supplements their expertise by comparing similar projects, researching relevant topics and discovering LEED credit interpretations. With SEP managing the LEED requirements, design changes can be completed at the lowest possible cost. This strategy allows the project team to focus their attention exclusively on the details where their expertise is needed.

LEED for Existing Buildings: Operations & Maintenance

SEP specializes in LEED for Existing Buildings: Operations & Maintenance (aka LEED EBOM). LEED EBOM provides a benchmark for building owners and operators to measure operations, improvements and maintenance. The building does not have to be previously certified under LEED NC or other certifications in order to become LEED EBOM certified.

We start with a feasibility analysis with the operations manager to determine the potential for LEED EBOM certification. The process of applying and managing the LEED certification varies from project to project. We gather all vendors and team members together for a design charette to explore all possible improvements for the facility. SEP performs an initial site visit and determines the feasibility of all LEED prerequisites and points. The LEED assessment survey establishes a baseline to attain certification, silver, gold, or platinum LEED status. Each prerequisite and point will be categorized as Yes, Maybe, or No for the possibility of acquisition.
